How low do you think the price would have to be to attract an investor if the ARV were around $135k?

So, I am quickly discovering that there are a lot of attractive multifamily properties in the area on MLS, but MLS has really limited financial data...is this common?

The cash flow seems very attractive and it seems to be a very much a hands off prospect.  

Why is this an attractive lead for you?

Fixing up to attract that sort, but within a budget. 

This is a typical Indy duplex deal and the numbers are very attractive.
