Part of the reason I’m looking into this is for speed over traditional stick built homes :)I do a lot of planning and scheduling for design, project management, and permitting for Connect Homes, a modular prefab home company.  

Looking at a potential investment property in the Poconos, PA (Arrowhead Lake), the price and the location are attractive, the seller disclosed there is a mold issue in the basement.

Hello, so I have been interested in real estate for some time now and always wanted to get into it as I love property and would like to help others get affordable housing at the same time the cash flow opportunities attracts me. 

ya I always wonder what the big attraction for those that live in income tax ( state) see in Texas where there is no income tax at the state level.. and pay those kind of property tax's then pay state income tax on top of it.. 

My wife is a designer, so our flips are of higher caliber than many I see.  

I saw 818 W Main St Ashland OH listed less than 70K, which is very attractive price for me.

Keep this in mind as it impacts potential rents, quality of tenants you will attract, and the quality of finishes needed for a BRRRR. 

Maybe these are silly questions to someone much more experienced, but I would greatly appreciate any advice, metrics to look at, or links to any additional resources that people have found on how to attract and maintain a tenant long term. 

Mix that with a couple other items to clean the place up, so I can continue to attract good tenants that expect crisp, clean units, and it gets pricey.  

It also may not be tax efficient to do this and you may be better off creating a transfer of death designation (if your state law allows it for real estate) or placing the property in a revocable living trust.
