Hi @Elaine Lee There is no cost to use a residential mortgage broker, as they get paid by the lender once the loan is funded.

Comps were low for the immediate area - this is a large 3 unit in a nice residential area.

Assuming this is residential, that would be 27.5 years.You can do a cost segregation analysis and re-categorize the entire building into its component depreciation buckets. 

I have a residential lot in an area that seems to be going up in value quickly so I don't want to get rid of it.

I ran into this a lot early on when I was investing solely in residential rentals.
