I live in San Antonio, TX, and the area I am looking to get the house in is an area with a lot of things to do around it, and next to two large educational institutions and a few big San Antonio attractions.

Also keep in mind that price attracts people looking in that price range.

I did some research, here are few places I find attractive for the Short Term Rentals :1.

I have used it in my own rental portfolio and it is a great alternative LTV and interest-rate wise to a conventional loan back by Fannie/Freddie.

The alternative is that we buy and hold larger properties together, however this complicates the situation in that we would need to be in a very long term partnership, which we are not ready for at the moment.

You'll have trouble attracting families but maybe not young professionals 

The successful brokers attract agents that understand this.They attract agents that take well to training.

Sounds attractive, but why aren’t other investors jumping on this?

@Barbara Pinto, Mount Dora is very small, but does have a several block area near downtown that wouldn't be as attractive or command rents as the rest of the city.
