Research is one thing, but you have to have someone you can trust when something goes pear shaped at 2 am.Turn-key, as @Hallie Wasserman, suggested may be a good option, but those won't be value-add plays and returns are limited.

Anyone have any suggestions, success, or know of someone that does this for a fee?

No sorry it is not in my plans for the forseeable future.Alternately you could suggest you will have the work done by qualified contractors if he is prepared to pay for it.

I might suggest proposing returning half the deposit, which is substantially more than your obligation, just to try to get things back to smooth and friendly.

@Marcus Johnson- I do not have experience in this by I think if  you have the existing contract ending 10/30/2018 I would do what you are suggesting of end one lease and start a brand new one.

s suggestion about moving it into a land trust from your personal name and assigning beneficial ownership of that back to your LLC.

Prices may be many times that in certain rent controlled situations.My suggestion is to research the laws and customs in your target city.
