My partner and I are looking to make some connections with a few wholesalers that market properties in the Southern New Jersey Area.

However, these towns are quite upcoming with some good school districts.The other option is to invest in Southern part of Bakersfield CA in Kern County where prices are quite low and give positive cash flow.Does anyone have any suggestions regarding this?

Any recommendations for cities in Southern California?

I'd check the REIA's and COREE's in central and southern Ohio to determine if they are still unaffected by judicial over-reach. 

And, wanna come to Southern California for 2 weeks and do this job?

We are looking for two properties to start- a multi-family and a single family home to get our feet wet.We have a large family in southern Minnesota (in laws) so it feels like the best first place to invest out of state because of the connections and boots on the ground.
