If a borrower wants us to go over our time cap (be it 5 minutes or 45), we need that good faith paperwork deposit to show they are invested in the process too and not just wasting our time.In terms of the credit inquiry thing, I pull my own credit every 3 months at work and my FICO is still over 800.

Of course you always have to factor in the quality of the work and not just go with the lowest bidder, but routinely checking what the market price is helps prevent costs from ballooning.

Here could be the kicker for some too, for the market appreciation guy...he she gets to see their cash flow rise overtime, essentially getting an annual raise for his work and for the initial cash flow only guy many many times the cash flow does not keep up with inflation and essentially getting an annual pay cut for his work.
