The market is quite competitive, most offers are over list price.

I don't see that as a reason to question my credentials within my own market.

To me, their methodology seems reasonable but incomplete. 

., Orange, and SD counties definitely have price to rent ratios that are not favorable for cashflow.

South of the RR Tracks and east of the Parkway are not going to get the premium prices that you're seeing along Bloomfield Ave.
