Was the hard part finding a property that was affordable enough to fit within your criteria or finding sellers who were willing to accept your low DP offer?

It just won't happen-  low ARVs even if you do renovate.

When I ask for reasons I get cost of living, quality of live, moderate climate, fresh water access, no natural disasters and moving back to where they were from.From what I can see the trend to the Midwest is steadily increasing, but by no means as big as moving south.

I was thinking of using these funds for the closing costs instead.

You'll need to get a loan through the bank and even then, you'll have a higher cost than 2500/mo

Negotiating a security deposit amount is not a red flag for me, especially with over $10K in estimated moving expenses (professional movers) and move-in costs (1st month and security).

Please remember L/T laws differ by state guys!

Your chances of wholesaling it are probably low as there would be moving expenses to relocate it etc.

I have good luck with them and they have low battery warnings but things can still happen. 

They have all be refinanced, with cash on top, and rents have grown to cover those costs.
