So i think, best bet for us is to acquire a SFH with a mother in law suite/adu while we are still here in DFW. lastly , Can we still be qualified for another FHA if we decide to live in California and do another Duplex/ multifam?

SFH-rent by the room, SFH-in-law suite that can be sourced as an STR or LTR, SFH-basement that can be converted into an additional unit, SFH with an ADU, & duplex (which seems to be your main priority) are all probably viable options in your market.

I believe this to be a rare find as I would actually consider it a mother-in-law suite but it is currently zoned as a single family residence while sharing a wall with the other unit.
