As stated by others here, first offer is often the best and I've seen in years past where folks waited and lost that initial offer and had to settle for less.

We did hundreds of these in years past when cash sales or sales were very tough to find. as pointed out its not as popular now because most folks can sell to new buyer who CAN get a new loan and cash everyone out..

@Charlie Massey Hi Charlie I'm glad to hear from folks including agents who have had luck finding deals for themselves as agents or for others as their agent.Please be aware that in any given area only 10% of the licensed agents do any a number of transactions a year most are licensed in Name only.Of the licensed agents that actually are doing a transaction or 2A month a small percentage of them actually know what an investor deal looks like even if you told them explicitly.

Based on some data I came across for this particular East of Downtown area, I saw it to have a high crime rate and high vacancy rate, however, I wanted to see, from folks' experience in investing in this market, if you have any insight or thoughts as to if this is a promising area to invest in?

you can watch the handy person and learn how to do the basic stuff which really helps (and they are always happy to teach, I find) As for your job - you may need to find folks that work on the weekend etc. or use your lunch hour.
