You can probably find most of the books online like Amazon or someplace local like 1/2 priced books. 

It would be hard to find something in the DSCR space for that, but feel free to reach out.

I think that duplex's are a great option if you're looking for that extra cash flow.

In return, I'm confident in my ability to find deals and manage the rehab process.

If you can't find local deals that make sense, you might want to expand your market area to include nearby secondary or tertiary markets, or even consider bigger properties farther away.

It also diversifies your holdings, cash flow, risks, etc.  

It is really expensive though, but I'd like to try it, because it is really tough finding good deals right now, especially in Memphis, which is where I invest.Any feedback would be great!
