Even if your lease contract says you can do it, that clause would never hold up in court.

This gives access to clubhouse, pools, tennis courts, etc. 

It was a very rough first project, I would suggest not starting with something as complex.

This Aug of 2022 will be 3 years we have owned the complex.  

Are these small MFs like duplexes or are they in apartment complexes ?

Adding a person adds complexity.

A duplex is a multifamily property, as is a 600 unit apartment complex.  

So in one sense the intent that you can demonstrate easily is that you intended to hold it.There is one large court case in the last few years where a developer had his 1031 overturned on a property he sold after something like 12 years. 

Dealing with the city government sucks, the crime sucks, the courts suck - but the cashflow can be tremendous.

All markets you list will still be cities with populations forever, and your exit will be to a resident in that market, so population growth/decline, employment drivers, etc are of less concern relative to a large, institutional sized apartment complex.
