Generally speaking, these companies are NOT in the business of teaching the business, they are in the business of selling seats in an auditorium.

Get comfortable figuring out net yields on properties and determining which properties are better deals than others.  

If the difference shows a profit you are comfortable with, get that deal under contract!  

@Robert Taylor Not early, but me personally gives a comfort level knowing on 12/31 property taxes are paid.

We had a total of 12 people (plus 2 babies I am comfortable saying we had 14 people at the meetup) showed up to attend this meetup.  

There is already a level of comfort and usually they know to an certain extent what each other wants.Last on my list is syndications where they want long close times and it's not  a blind pool and they have to raise the money and some buyer might drop out at the last second.I have sheets and a screening process for my buyers.

Right now, I feel comfortable "owning" the process, knowing that any mistakes in judgement are my own.

The house has positive cash flow and is within my comfort range albeit less than the 1% rule.

Guess we need to figure out how high we can go and still be comfortable. 

I think I now am comfortable sending my yellow letters.
