If you are willing to go to a last minute event, Black Diamond is meeting Tuesday, June 21st in Worcester.

I don't like the odds myself.The black eye comes about by in dealing with consumers, tenants, especially a tenant who doesn't qualify to buy or obtain financing.  

I agree with the general sentiment of this post, but I think he's a bit black and white in analysis.  

Any rental property owner should always belong to their local property owners assn, if only for legislative updates and connections in the landlord community.The Worcester Black Diamond is more broad based, and has topics of interest to all kinds of real estate investors.

I would recommend checking out some local networking events such as the Black Diamond event that @Ann Bellamy co-hosts, the AREIA events (there is one in Boston) and you're welcome to come to the next Unofficial BiggerPockets Networkign Event that I'm hosting in Woburn in March.

Being in Waltham you will definitely want to check out the Black Diamond meeting in town.  

If you are a fan of nature you might want to check out Black Forrest, and if you plan to split time between the Springs and Denver you should look at Castle Rock, Monument and Palmer Lake.

Eventually that could (or more likely 'will') impact appreciation and the 'fire' of the market....maybe slowly, possibly suddenly like the black swan of 2008/09.

So your plan to sell two out of three and then refinance is pretty sound - especially if the last property standing is a tuna that deserves keeping.Both @Ben Freiman and @Jim Murray have the same great idea.
