This question is for those that are able to earn commission (R.E. agents) and buy their own properties.In NC the commission is funded at closing it appears (unlike some states) and I am trying to use it to pay my closing and prepaids.My lender seems to be fine with it and I just e-mailed the attorney to confirm.Who does this and is there anything I should be aware of?

From my understanding, the seller would only be made aware of the report if certain items needed to be fixed.  

I was never made aware that there was going to be an extra charge to include that.

They were aware when I closed the loan that I work in California.

@Jesse Chambers, there are three meetups in the county, that I am aware of.  

The bank just notified me that there is an HOA violation on the property -- a tree was uprooted and needsbto be planted back -- they want me to sign a form to say I am aware of the violation and would be bearing the responsibility to plant the tree back.

I am aware that I am not in possession of infinite capital yet those with smart minds find create ways to make deals happen.

The tenant was VERY aware they needed to get it, but hadn't done it.
