I posted a deal for sale on craigslist years ago.

They say to move out after one year, find a tenant for the unit you were in, and buy another property to rinse and repeat.

Have they lived in the property for two out of the previous five years?

Market is still moving, but not as fast as it was last year. 

Metering is too costly for me at the moment, and the recoupment would take years.

Recovering this negative position can take many years.  

For years I've read countless opinions and articles about "good cause eviction," quietly dreading that it would eventually be the law in NY.

For a group like this, even with experienced investors, you have to prove that you have that experience which can take some time, and on top of that they tend to need a certain experience threshold within a certain period of time (usually 3-5 years).

I think most properties go through 1-2 a year.
