I currently am taking a dual NJ and PA real estate license class that I will be finishing at the end of July. 

I am looking into buying a small apt complex in the $1m-$2m range and was wonder how people find deals on these.

I have recently sparked an interest in real estate and I am wondering how investors stay up to date on the markets and submarkets that they are interested in investing in?

More specifically, when you’re on the phone with your potential tenant and you finish your pre-qualifiers, you set up an appointment, THEN you ask them one important question, “will you call me if something comes up and you cant make it?”

Anyways in the next few months I should have enough cash to have the option to buy something and I was wondering if I'm completely crazy to attempt to purchase anything while still paying rent for my current place.

I was just wondering what you guys were thinking. 

I was wondering what other Canadians have used to finance buying an entire apartment building, and if we can leverage our appreciated equity without selling our rentals.

One more thing...now I am wondering what I should be doing first:1) Reach out to the seller first to get a feel for if he'll pay for the repair to see if he just immediately shoots me down on it.or 2) Contact a structural engineer first to get the ball rolling so I can have a more informed discussion with the seller on what needs to be doneI'm just wondering if I should be spending more money on this property before getting a better idea of whether or not this deal can go through.

Hello,So I was wondering, I noticed that there are a lot of mulit families built in the 1880s - 1920s and I have not seen any new constructions for a multi family property in Rhode Island.
