I also have a part time job that I work on the weekends for extra cash.

Like in June I could search for any house with a pool anywhere in the entire state for any weekend from June-October and there were 0 available in the whole state.Granted I don't think anyone is going to lose their shirt buying a home in East Tenn expecting 95% occupancy and getting "only" 85% occupancy next year or the following. 

A weekend getting dirty is not work for me, it is fun.

After getting 4 offers the first weekend I took the highest & best.  

It has been booked every weekend since listing and has bought in well over $3600 in this first month.Lessons learned?

I was notified that a $750,000 house I was showing had 65 showings that weekend and 9 offers already and to please submit highest and best by Monday at 5pm.

If anyone would like to do coffee/drinks on a weekend when I'm in SJ visiting family I would love to get together!

Pre-COVID I was in/out of these cities pretty regularly for events and all of them are easy weekend driving distances to each other.
