There's also a college about 8 minutes drive away so they may want to appeal to themThey wanted 3% raise/ year after the first 5 years.Right now we seem to be agreeing to go do $2.50/ sf + NNN CAM of about $.45/sf. 1st 11 months free (i originally thought 4 months )then the rent kicks in.They want $40k for TI.

What are the nominal rental rates by size of unit, in which size are there vacancies, are some of the units flexible so you could convert them into different size units based on your market researchwhat is the market rental rate by size of unit.Are there any future zoning regulations that would make the property have to be re-done for visual appeal, costing you a lot of money?

Hello all.Thanks for letting me be a small part of this great Bigger pockets community.My wife (who is also a new BP member) and I have been investing in Dallas real estate since June of 2013.So far we have gone slowly mainly by house hacking in Dallas neighborhoods that typically appeal to young professionals.Since June of '13 we have done 4 deals:1)Bought (Jun'13 and then later sold Jun'15) a duplex that we lived in. 2)Bought (Aug'14) a 3/3 single family house that we lived in and now have as a rental.3)Bought (Nov'15) a FSBO 4/3 SFH (zoned MF) house.

Just a suggestion, for 7424, I'd do 2 things to make it more appealing.1) Paint outside fence to match hosue2) Get knobs for the kitchen and bathrooms, it's a forgotten step that makes a huge difference.
