With a line of credit the money is always there when you need it, you do not have to apply for it every time you start a new project, when the project is sold you pay off the line of credit and go on to the next project and your monthly payments are only small interest payments.Small investors have to be a bit more creative but there are ways to utilize certain bank programs, special business lines of credit and business credit card programs to accomplish what traditional lines of credit provide.Knowing each of the large number of main street bank's ever changing appetites for this type of lending, which particular bank or banks would accept you as a borrower, how to position yourself to be an acceptable borrower and which particular bank program to apply for are daunting tasks for most individuals.

Some streets were 150 years old cobblestone and you had to wait until other cars passed before you could go etc.I think I saw Canada has like 90% of it's population live in a few cities on the Canada / U.S. border and the rest of the land is just green space.

I had an idea on neighborhood improvement that might be kinda left field, and am wondering if people could weigh in on this and on different strategies/experiences in general...Especially for those holding rentals in up and coming areas, I've heard of strategies ranging from joining local community groups, organizing neighborhood cleanups, and calling the city about graffiti/nuisances, to buying up whole blocks, paying people to sweep the streets, and opening local cafes or bars.

As the local investors back into value ONLY on rent income.. and Most do not live anywhere near their rentals.Were as If you live in SF you live right down the street from your rental.. or In Palo Alto or Cupertino or where have you.. there is no rental stigma

My rule of thumb for investing in Stockton is to do a google street view and avoid areas where the homes have a fence in the front yard.
