I think getting your repair cost breakdown WOULD be valuable for the cash buyer, as well as a high level summary as @Justin R. suggested above.If I can see how you got to your estimate - see some actual line items with costs - that would help me to sanity check your numbers against my reality of all the little things people tend to overlook (cost to replace DOOR KNOBS, light fixtures. etc.) as well as the big things that could seriously impact the numbers (foundation work, roof, HVAC, major plumbing or electrical problems).

Newberg to PDX would drive me nuts if I had to do it twice a day, but people do it every day from towns further south like Dundee, Dayton, McMinnville.I would tend to agree that Newberg isn't "really" a suburb of Portland.

The best source of info is either VRBO or Vacationrentals dot com... they sort of own the market, but lots of good info on the subject in their forums.Another issue, is that you will be competing for renters with owners who tend not to pay local room tax, but as a manager, you would face stiff fines for doing the same.Good luck

Airbnb is a new system of utilization of real estate, and many, many people honestly have no experience with it, though there are many people with an opinion.I can tell you this... from direct experience and indirectly as a consultant, that for the most part, you'll find that Airbnb "guests" are nowhere near as hard on things as a regular tenant who gets "comfortable"... that is, of course, assuming that they are being managed well (slumlords tend to have crap tenants... bad Airbnb hosts (or under experienced ones) tend to have bad guests.That said, your tenant has shown you that there is a market at your property for short-term rental.

With retrospect, I can see estimates from larger companies also tend to be larger, but also a greater chance they will continue to be in business, in that same business form, if the guarantee needs to be followed up on.
