I can't renovate with a tenant in the property, especially if they are paying below market rent.I DO find some properties that are in good shape, even tenant occupied that have a low cap rate - or SFR that have a low CAP rate - Should I be considering these properties?

It has IHDA soft loans in place that I may assume at acquisition.I'd love to talk to anyone with LIHTC experience in Illinois.

Jerrell,That would be a pretty simple process you could use a renovation loan or do a cash out refinance. 

Also, property managers are good ones to source as well (PMs that are smaller 50 units, 75 units)..
