Now this is my question...background I'm currently in the Army with about 5 years remaining.

Just for background - we do 2.5-3 x monthly rent, credit check (650+); i will go down to 600, but only with a double deposit, landlord checks (mainly previous to the current one to avoid the issues @Mike Russo mentioned). 

My background is actually as an ARchitect for over 35 years specializing in Energy Efficiency.  

However, today it seems you need to complete a background similar to obtaining a Fed Gov top secret clearance to obtain lender funding.Perhaps there is a post/thread somewhere on this site detailing some strategies?  

Technically your realtor was correct if you are trying to buy in the owner occupant only period.

So from what I understand the steps to actually becoming a Realtor are as follows. 1)48 Hour Salesperson Pre-examination course.2)Pass the State Exam. 3)Take the 24 hour Missouri Real Estate Practice Course4)Background check5)Select a brokerage and apply for license. 

I am a mechanical engineer with a background in high-end automotive industry flipping cars which to be honest is a lot like real estate just a little more aggressive and dealing with people is different.
