Those areas you mentioned are strong areas within DFW.

Have you considered pulling out the funds and purchasing your own residents as well as purchasing other multis with strong cash flow that would cover the cost of the Line of Credits?

We went through a lot of duds as we built up our vendor list but now we're about 50 strong that spans multiple trades. 

I increased the rent by $200/month and I received 4 strong applicants within 2 weeks of showings and leased 2 months prior to the lease being up.

Start there, because you need a strong foundation.

Every investor is different, but I wouldn't consider a project if there was strong cash-flow, unless there was an absolute clear and concise plan to quickly stabilize the property and increase cash flow.

Stay strong and don't lose confidence, tough times weed out the weak and leave plenty of opportunity for those who can hold on.

Most companies have a limit of what they're able to offer.Some companies have a commercial type of policy they can move the policies to, but not all.There are companies who have a strong appetite for investors and there are also specific rental property programs available.
