Stocks are in the top quintile of historical valations based on all of these measures, and this makes it HIGHLY likely that stocks will perform poorly over the next decade Bonds at 2% on the 10yr treasury, same story, very expensive.I know this is off-topic for this thread, but I'm concerned that folks just hear this "stocks have averaged 9%" mantra from the brokerage community and go with it.

TIMELINE: it requires a lot of capital.just a rough estimate10k to engineer (drawing, survey, permit, hearing ($/hr additional))10-5K to Township (Permit, escrow, bonds, variance, hearing)5-8k (I will get back if they don't use it but it will be under their control til then)20k-30k+ for asphalt stromdrain. redo entrance and reface back of bldge.SO what started as a little asphalt of a 60*25 ft parking space.turned into a 50k+ project.WE might have to wait til next year
