I think by shifting what you're giving, you're sacrificing on both of these fronts, and I'd suggest you read that book as in my opinion, you're making a mistake.

Upon a consistent youtube wormhole binge (both during and after my "shifts" on Indeed) I found many of Brandon Turner's easy to understand and detail oriented videos into how to get into this world of real estate and quickly understood I didn't have to wait nearly as long as I had originally anticipated to act and begin building wealth outside of what an employer could dictate.I will say that during my profession that I made the common mistake that most probably make when they first come into real money.

Their online reviews are about 2 out of 5 stars across platforms (if you're in the Bay Area, it's the place that references a local East Bay mountain in the company name), because so many of those "potential" customers don't actually make it to the closing table, lots of frustration, pissed off people, escrow fallouts, allegations of bait and switch (14 day locks are priced better than 30 day or 45 day, so they never lock upfront, meaning market shifts hose their clients at the 11th hour half the time...), lost earnest money deposits, etc.

You are also limited in how much work you can complete yourself, as generally all the renovations need to be done by licensed contractors (I believe that an exception is for the Streamlined 203k loan, and I'm sure that someone with more knowledge of this loan program can jump in with more details).Good luck!
