If you feel like you can trust the guy I would stick with him and just dig into the reason for his suggestion.

Maybe I should reveal that I am a German male (trying for 25 years to improve but the DNA sticks) at this point.

Then stick to it.

Personally I stick with M2M...... you have no idea who these people are....you didn't screen them and sellers tend to sugar coat how great the tenants are....you may want them gone soon and the M2M makes that WAY easier than a 12 month lease.

I speak from experience that passively investing and sticking to a cheap price point is a tough road to go down.  

Working nights will give you some flexibility to manage your days but as you get more successful and stick with it your days will be eaten alive by client demands etc.  

My two cents would be to stick to the numbers you are comfortable with.

Is this wise for someone starting out, or should I stick to SFR to get my feet wet?

With that said, I think I'll stick to my new opinion of them.  

An interesting idea but not that interesting for $300 each from what I could see...I will stick with the Home Depot Defiant lock-sets for now.
