If you have 2 years employment then you can walk the red carpet of conventional FannieMae HomeStyle renovation loans, only 15% downpayment, yiu can flip as many as you like 

So things that are a red flag for me may be fine for someone more aggressive.

I wish I still had the red blood tenacity.

Before that paint the contrasting wall deep Red or deep Blue...and like Lemmings off a cliff that's where things went...Take a look at some new construction staging in HOT areas, you will probably see a lot of the same elements and colors.Though it's not to my taste either, it is a beautiful house.Good Luck!  

a dysfunctional HOA in our country is a HUGE Red FLAG  ... irrespective of the  ( is it a good deal for cash flow equestion)
