On top of that, the island of San Diego has exhausted most of the buildable land within 10 miles of the coast, in the last RE boom ( Carmel Valley, Otay, etc). 

I was thinking the same thing about his property tax. makes sense since I'm on Long Island too!

My previous dream home was an oceanfront investment property which I achieved on Hilton Head Island SC in 2001 and again in 2005.
