In brief description, she is a burnt-out landlord who is behind on her mortgage and has no money coming in because her tenants are moving out soon and her brother (who lives with her) is no longer eligible to collect social security because they told them, "You are earning income from tenants", despite how their expenses far outweigh the income they received from the tenants.

After that rehab, he ended up going to satellite dish installs and seems a lot more engaged than he was doing the rehab stuff there for us at the end.At the end of the day, it worked out fine for us.

no, there were not special forms needed. the canadian couple did not, of course have american social security numbers, but they were able to use canadian i. d. in place of that without issue. they purchased the house i sold them and others that they currently own in much the same manner as an american citizen does. i would have to agree with josh, it would be best for your friend to invest in an area of the U S that he can travel to easily. here in buffalo and the western new york area, the couple from canada that i speak of live in toronto which is about 90 miles away. pretty much an easy trip. of course you have to go thru customs on a regular basis which can trigger intrest from them because of the frequent trips, but once they get to know you and the issues that are a part of the reason for the frequent trips, its not a problem.

And the promotors say its about $25K in legal work to set it up.Even with this paperwork and legal filings, you're still limited to people you personally know and have an existing social relationship with.At the end of your entities fiscal year, it will file a tax return and distribute K-1's to all the investors.
