My lease states (removed the parts not at all applicable):Deductions:(a) damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property;(b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property;(f) unpaid pet charges;(q) cost to restore walls, flooring, landscaping or any alteration to the Property not approved in writing by Landlord; and(r) damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris.Here's a photo of one of the door frames, for example.

hello, I just received an text message from my landlord stating i have to pay the deductible, due to when my kitchen caught on fire when i was frying french fries, it was't major damages, only to the stove and microwave and these were mines and i replaced that, they only had to paint the kitchen walls they werent burnt just the black stuff from the smoke and we cleaned the walls, but they told us not to clean the walls and asked us to stop. they cabinets are what got just a little burnt mainly the cabinet over the stove, however she still hasnt replaced the cabinets. can she do this i'm from winston salem nc.

The addendum will also state that you agree to update (landlord) if (sister) moves out permanently.I am strongly suggesting that you and (possibly landlord) sit down with (sister) and review the terms of the lease, especially things that might not be so obvious but she needs to be aware of (ie noise levels, basement access, smoking, etc.)They will not increase the rent with this addendum, but as with all lease renewals, it would be potentially subject to increase at next signing."

The only thing I allow my tenants to do is change out the smoke detector battery and the indoor air filter.If pay the repair yourself, just keep a record of what was done and if it happens again in the near future then definitely do a tenant charge because that would be in excess of normal wear and tear.I hope that helps and good luck in your decision!
