Now a days you can invest in any market thanks to technology.

One trick I have used in the past with private sellers is to have a copy of a cashiers check made out to them personally accompany my offer... that stands out... since I pretty much gurantee no one else will do that.. and that is proof positive you have the cash.. now of course smart computer dudes and dudettes I guess could photo shop one.. but it has worked for me in the past.

It is not listed on the MLS but there are enough smart investors around I would think someone would of jumped on this deal.2.

Get rid of them now or you will end up losing a lot of money.You need to leave your emotions at home and make smart business decisions.

thought i could source it, and it not be removed...well basically the author wrote the 4 things you need to look for in a property as: 1:A Great Realtor 2.Location 3.Rental Appeal 4.Zoning He also said that when it comes to investment properties, smart investors will always put cash flow over equity.
