You are left with having to ask the applicant what is there and then you have to decide whether you believe them or not.Always pull the credit don't rely on a thumbs up or thumbs down from a third party who doesn't have any skin in the game.

Either the borrower backs out, the deal doesn't live up to deal spelled out previously, so on & so forth.By having the borrower pay, investors can see *Skin* in the game -- Must be a bit more serious than random solicitations for money.

To avoid this issue, deal with small local banks that tend to keep the loans in house.As to the other issue about the LOC as the down payment, most banks will frown on this as you have no skin in the game whatsoever.
