So he wants to sell all of his properties.

Do keep in mind as well you may need to recapture any depreciation taken if you go to sell the property and don't use a 721/1031 exchange to assist with deferring that taxable gain.

(The upside of real estate, is that someone else pays the majority of the cost while you get all the appreciation when you sell).Good luck. 

The owner doesn't need to show alot of additional income for tax purposes but wants to sell the house.  

It would be easier to buy an existing duplex or triplex but nobody is willing to sell because they cash flow so well.Any thoughts are appreciated.Thanks,

Most people that use bonus depreciation don't ever plan on selling. 

Do you have flexibility to prepay if you choose to refi or sell? 

Also, what I meant was I am looking into using business funding NOT business credit.I just want to assist my partner in some additional funds to rehab the property under a conventional or 203k loan (light work not an entire rehab since there are two types of 203k loans) instead of going to hard money lender because we plan on living in it for a year under and then selling it.
