Obviously you would want the Starbucks because they have the security of being a global brand with tried and true systems and processes that make it a much less risky investment than a mom-and-pop shop.

Secure financing, conduct thorough due diligence, negotiate effectively, and plan for property management.

Be honest about comparable locations, layout AND decor/amenities you would furnish it with when you're comparing the pricing.

Based on the location legal description, the zoning department should be able to tell you what you can and cannot do when it comes to removing the existing home and placing a newer mobile home on the land. 

So it's higher risk and doesn't have the long term security of real estate.

The property is located in Douglasville GA.

An LLC in the state in which the property is located is sufficient.

Overtime depending on the property and location, I think it will do well.
