We are contemplating hiring Evolve for only 3 months to help us with the initial startup phase (housekeeper and maintenance contacts, setting up the rental description, photos, initial rates, etc etc) until we get our feet wet.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I was given an initial maintenance figure and I feel like it should not be as high as the number they gave me.

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

Anyone heard of services like Choice Warranty that take care of any maintenance items for your houses like heating/plumbing/sewer/water issues/appliances, etc.?

I have dedicated my time at one point to property managing, leasing consultant, Maintenance, birddog, wholesaling, and crunching up lots of numbers on Zillow, Redfin, Loopnet etc.. for self educational purposes and really just getting the time and practice in to sharpen up my skills.

I'm in NE Ohio and while I don't plan to completely "self-manage" (ie, do maintenance/cleaning/etc. myself) I do want these properties to be close enough that I can A) check them out personally when needed and potentially tinker/add improvements on occasion myself AND B) if they are vacant for a weekend, go and enjoy some R&R on short notice. 

Plus, factor in much higher insurance and maintenance costs, not to mention the "the pool is dirty" phone calls.
