Some aspects of this include doing only the work that is required, periodic inspections and proactive maintenance.If necessary, pushing the eviction process as fast as the law allows.If there is damage (beyond reasonable wear and tear), retaining a reasonable amount of the tenants deposit.Quickly preparing the property after a tenant vacates so it can be rented again without delay.

Review your lease and remove all lines you have no interest in enforcing to avoid appearing as a push over landlord.

The Circle City Industrial Complex has and will continue to spark revitalization in the Brookside Park area and I don't doubt that will push east into Springdale.

Serve notice and move on.If it was someone else that brought the weapon in you need to assess the root cause but the likely hood is you will still need to get new tenants.If they do not leave as requested you will need to evict, you should have sufficient grounds based on the gun issue. 

You could try to call the PVA office and push for one, but I highly doubt that will happen.

If you don't push them, they will take their damn time. 

@Parker Kenneth Glad to hear you were able to find a lender and it all worked out in the end.It's interesting that the lenders were pushing back on you for being owner-builder.

Long story short, Allstate could not update my coverage start date before November 1st, so my closing got pushed back by 2 weeks.
