I have know received a letter from the collection agency saying they'll report it to a credit bureau unless I get in touch with them in 10 days. 

The insurance could be really expensive.Phase one report is usually a few grand.

The reason I ask is because I was reviewing a report with local zip codes that are classified as buyers or sellers markets.

Fee structure and operational complexity really depends on the size of the project (# of tenants), complexity of leases (expense reimbursements.e tc) and  needs of ownership (REIT accounting requirements, frequency of reporting, leasing?

Although this seller reports all of the tenants pay their rents on time ( and I do believe him) we screen our tenants differently and I tend to be more select so I'm not sure I'd like him to be the one screening and replacing tenants.
