The risk substantially increased given that we are approaching the end of the US business cycle and most importantly when China began reducing foreign capital outflows of their citizens into assets, especially Real Estate really began to tighten in late 2018.

The Renter stated she wanted to move because one of her neighbors was paying $50 less for his rent house and my house was over priced....I did not offer to reduce the price...PLUS I knew I could increase the rent $100 per month if she moved, so I readily accepted the 60-day notice.

I spoke to a few termite inspectors and was told that properties should be fumigated once every 7-10 years, and up to 15 years if treated with material that remains and reduces termite infestation in the years after fumigation.

It depends on your goal, the numbers, your temperament for stress, time frame, day job, contacts in the area, ability to sustain loss if things go badly (and they will go badly at first anyway), expectations, available capital, etc.
