My main retirement account is currently in a tax deferred TSP account I invested this way because I was in a rather high tax bracket and was wanting to reduce my taxes.

I see more value in properties that are over four units, mostly because it is a different type of loan and therefore reduces some of the competition.

Since getting your asking price reduced to a reasonable amount (probably that $300k) how many showings have you had?

If you're looking to replace some of your income, while reducing stress, you can absolutely, do that through passive real estate investing. 

If I can reduce my monthly payments by $200/month, would it be beneficial to refinance?

Next, all economic indicators point to continued growth, albeit at a slightly reduced rate.

It's short, feels incomplete, and instead of "Landlord" and "Tenant" it uses "Us / We" and "You" as if I'm trying to give this lease to a 6 year old (maybe just a personal preference but I don't like how it reads) They sent me the template and asked for $250 (saying it's a reduced rate).
