Rule of thumbs are just a starting point used to save a bit of time and help rapidly filter listings.

Not that money grows on trees but you can always check out the local library and see if they have any of the books you want to read.

It’s creating a system and then letting it grow.

Just ready to be debt free and get my portfolio growing.

The power of leverage, I would find another rising market and continue growing my capital. 

I am very much an aspiring investor in Grand Rapids and West Michigan and am checking off my list of needs (CPA, PM, capital, lending etc) but one area that keeps tripping me up is asset protection (i.e. umbrella policy only vs LLC).

Then once those contacts are made we use that home to purchase 2nd with leverage and then continue leveraging to grow quicker.Would love to hear thoughts of others who have done this before.Thanks
