I have been looking in Grand Rapids for a while, but considering I'm purely investing for buy-and-hold cash flow right now Muskegon appears to be a better option considering it is a less heated market and I can likely get properties cash flowing at the same rate for 60-70% of the price of Grand Rapids properties.

I love camping and have a small RV so this is appealing to me but they do depreciate rapidly.

I bought my first duplex at a great price as an FHA, lived in it for several years while it appreciated rapidly.

And we also worked hard at our jobs to rapidly pay down the debt we took out.

I had to move home for a few months to recover, and my father's health was heading downhill rapidly (Parkinson's was robbing him of his retirement he had worked so hard for). 

If rapid and unforced appreciation is also what you are looking at, they have areas for that as well. 

My approach combines asset acquisition and rapid debt pay down.
