When a seller is motivated, and their need is firmly established, as a wise and creative investor, you can put all of the elements of the deal together.

Because these two elements are so strong, we were hopeful someone else that had invested with them before, would be able to provide a reference.

First, run your business correctly... don't try to screw over a seller (I see that so many deals get thrown around that it devalues the human element of there really being a seller who is really depending on you to bring 100K cash to the closing table).  

If you can figure out how to rank highly for Google searches like "property management xxxxx" where xxxxx = your city, you will be off to a good start.

You sound like a great guy and I will probably struggle with the emotional element from time to time as well.

It is comprised of a few elements, one of which is breach of the duty of care.

With a bandit sign, the critical elements are that it's concise (can be read quickly), is viewable and readable (i.e. big sign by slow-moving/stopped traffic); and is eye-catching (think colors here: yellow background w/ black letters ALWAYS catches my eye when driving whereas white sign don't necessarily do so).Where unique becomes critical is in direct mail.
