I have a pretty good system of letting interested applicants that I've had a quick phone screen with use a lockbox to take a peek at the home to make sure it fits their needs, and I then email them an application.

Han Oh yeah definitely you are right especially these days .Did a quick search on Redfin and small homes look to start at $120k now on MLS.Which is still much cheaper than LA or OC countries .. but still .

He did a quick evaluation of what a park is worth by considering a 40% expense rate and a 12% cap yielding an offer price of $135,000 (27,000 lot rent only *.6/.12)Any thoughts?
