Locally, I’m sure you can find an investor friendly firm by asking around the local REIA.We've done enough research to know that getting licensed is fairly easy in most places. 

Not as business-centric as QB, but makes for super easy, on the go tagging, categorization, and budgeting.

Point #1 - foreigners can't own property - unless you're married to a nationalPoint #2 - you can own a condo - without being married to a nationalPoint #3 - you can Airbnb your condoPoint #4 - condos start around $38,000 upwards to $190K.I've toyed with the idea of offering a service to foreign investors as an American "with boots on the ground" to make sure their investment is properly setup. 

If this were easy, these boards would be empty and everyone would be loaded.

It's not easy to get rich in real estate.

Unfortunately, I bought it without proper due diligence or inspection, and it is in quite a bit more despair than anticipated. — It’s looking like I will end up with about $15k out of pocket for a total of $30k rehab.This includes new appliances, adding central HVAC, flooring, new cabinets/counters, Interior and exterior paInt, foundatIon levelIng, etc.

It's also easy to feel guilty bugging agents with tons of beginner questions when those requests won't necessarily turn into income on their end (this also pushes your requests to the bottom of the priority list).- As others have stated, total cost to maintain your license annually is ~$2,000 worst case, depending on your brokerage setup, etc.

This is easy to do especially when its a home that you live or have lived in. 

There are formalities that have to be followed if you create an LLC and if you don't follow them properly, having an LLC is pointless.
