Here in the Tampa Bay area Blackstone Group is in the process of buying $1B in single family homes as rentals so it's been tough to compete with them since they aren't looking for the same cash flow return I am.

My model can't compete with the insurance companies and hedge funds, that may be happy with a 4% cash on cash return.

However, I imagine it is much more difficult to find a deal in commercial RE since the players are a little more saavy.

As with real estate, to some degree, finding a competent and capable trading counter-party for a transaction is a function of market exposure.

The land really does not matter as much here as there, it is not a big player.
