On a side note, we may start to see things shift in certain CA markets as folks no longer have to pay a premium to work in cities like San Fransisco, LA and SD.

You can't go into their office saying you want to look at B properties trading at an 8% cap rate when the market cap rate is 4% for those deals.Just from a human psychology perspective, it's always great to give someone the chance to be the expert and teach you.  

Usually agents do not understand lease options, land contracts, seller carries, and are afraid that their client (their commission) will be lost.A good book under difficult times is Shift by Gary Keller, Keller Williams.

I got my attorney and CPA together on a conference call to mutually agree that this was the best way legally and from a tax perspective.

These all factor into whether the return you are getting from your model make sense from a risk/reward perspective, and if they are realistic.

I also perform virtual tours via Facebook messenger, its a good way to do live video tour and have questions answered on the spot for perspective tenants without having to have their contact info, not to mention doing a bit of peeing as to how they live on their FB feed.
