There are so many areas where things can go wrong with a simple partnership, and you want to be protected from an asset protection perspective.

I own one rental in Texas and it performs okay because we bought it in 2013 but right now it's hard to find something that makes sense there.Typically, the mid west such as Indiana, Kansas and Kentucky all provide good opportunities from a cash flow perspective.

Short sell opportunity that looks promising from a purchase price/rehab cost/ ARV perspective.

Looks like a decent deal from a cashflow perspective.

I recently read the book “Rich sad poor dad” and It changed my whole perspective on what I want to do in life and that is to be financially free as soon as I can accomplish It, my goal I’m shooting for is 22-25.

I respect all perspectives on this forum but just consider how your family will be if they had to deal with everything you’re dealing with.

I think the other commenters made some good points and I can totally relate.For perspective I have some funds and I'm still struggling.
