The hierarchy from "most transactions per year" to least transactions per year is: escrow (lawyer if you're in a lawyer state), appraiser, lender, real estate agent.

A property does not usually hit the email blast phase until it's been picked over by others in your areas, so most of the time it will not be a deal....But if you get in the habit of looking at all of them and analyzing a few per day, it's a great exercise to sharpen your skill AND get to know the area.

I agree that 20 years is a long time to be locked into an agreement but the savings aren’t necessarily small, upwards of $50k for just an average resi system (in some areas depending on net metering, price per kWh, etc.) and much more than $50k for bigger systems.

We went to small claims court today and the Judge didn't seem to care about the June 6th date on the addendum or the other lease violations that needed fixed per the addendum.
